617 Ashburton · Foundation House Impact — Four Pillars Field Site

Abstract

**617 Ashburton Street (Baltimore)** is the first field site where Foundation Labs and iShareHow Labs begin the **Four Pillars of Change** in a real neighborhood: restore vacant housing stock, educate through rebuild-ready classes, heal community capacity, and elevate local economic participation — including **AI-assisted remote work** people can do while the block is rebuilt. This article records the impact thesis for grants and city partners: we are a **research and teaching institution** whose scholarship is tied to revitalization blocks that need economic injection, housing, and outreach locations.

Keywords—foundation-house; 617-ashburton; baltimore; four-pillars; field-impact; grants; revitalization; workforce; agentic-jobs; city-as-lab

1 1. Why this site matters

Baltimore's vacant and underused housing stock is not only a construction problem. It is a capacity problem: blocks lose wealth, youth pathways, and neighborhood services when buildings sit empty. iShareHow Labs treats the city as a laboratory (NYU Urban Systems / CUSP comparable): each rehab site is a Community Impact–style field instrument, not a one-off flip narrative.

617 Ashburton is where that instrument turns on:

  • **Residence + Foundation House** — home base for ministry outreach and invited-guest Sessions (third place + content studio on the main-floor living room — not a public club).
  • **Teaching lab** — classes and apprenticeships needed to rebuild a city, taught against live scopes.
  • **Economic injection** — Agents / AI tooling so neighbors can take **remote-capable jobs** while physical rebuild continues.
  • **Grant evidence** — plans → published research → measured outcomes, kept on the Labs journal spine so funders see method, not marketing.

2 2. Where we are today (Sep 2026)

Honest status for funders and partners:

| Fact | Current state | | --- | --- | | Builder rehab | Partner Bobby Mathaudhu completed the flip/rehab pathway; property not sold as of this writing | | Foundation acquisition | Gated — target purchase $155k (open $150k–$155k, ceiling $165k); gate = $24k/mo contract live 2–3 months + reserve | | Intended use | Foundational house — housing + Foundation House Sessions + research/teaching node | | Standing SoR | Agents CRM ticket #353 (Property Bot) + Exact Source `property:617-ashburton:foundation-house` | | Finance Asset OS | Registered (stage extract) for pipeline tracking |

This article is an impact thesis and living evidence page, not a claim that Foundation already owns or occupies the building. Acquisition and operating evidence will update here and on ticket #353 as change orders, DHCD / fixed-price moves, and entity/grant milestones land.

3 3. Four Pillars of Change — starting at 617 Ash

1. **Restore** — Stabilize and bring a vacant/underused property back into housing and outreach use under code-ready rehab.

2. **Educate** — Teach the trades and digital skills a rebuild economy needs; apprenticeships on live sites; curriculum that can scale block-to-block.

3. **Heal** — Invited community Sessions, neighborhood presence, and trust-building services that occupancy alone does not create.

4. **Elevate** — Grow local enterprise; inject **Agents AI workers** so people can earn through remote-capable work while physical reconstruction proceeds.

617 Ashburton is the first place these pillars meet in one address.

4 4. Research → plan → article → outcomes (grant loop)

Foundation Labs is not a brochure nonprofit. The public research loop is:

1. **Plan** field work and city pathways on `/foundation/plan` and `/foundation/proposal`.

2. **Capture** evidence in the Labs field journal workspace and Lab Desk.

3. **Publish** impact and methods articles on `/journal` (this page is the Ashburton impact node).

4. **Report** outcomes to funders (BCF, DHCD CCG, Developer Incentive, Reinvest Baltimore, and related city pathways) with ledger-backed amounts — never invented awards.

5 5. Outcomes we will measure

  • Acquisition readiness vs purchase band and contract/reserve gate
  • Housing + Foundation House activation (Sessions, teaching use)
  • Apprenticeship / class enrollments tied to rebuild skills
  • Remote / AI-assisted work placements linked to Agents tooling
  • Grant packages issued that cite this field site and Labs evidence
